Guest House Renovation

We took over the complete renovation of this guest house after another contractor abandoned the project midway. We had to undo a significant amount of shoddy work before finishing the home to our standards.

This was the state of it when we arrived:

Renovation deperately needed for guest house.

Imagine our surprise when we discovered the drain lines were pitched in the wrong direction.

The wiring was incomplete, the water heater was not vented to the exterior (dangerous!), and the staircase landing height did not meet code and had to be adjusted.

Correcting failed construction
Failed Plumbing Construction
New shower plumbing
Deck failure and unsafe conditions
Failed HVAC with a vent pipe in the bedroom

The porch was not properly connected to the main structure (bad in high wind!), and it was not flashed properly to the house, leaking water between the exterior and interior wall. Additionally, the slab was installed incorrectly, leaking water into the house with each rainfall.

This range hood flue pipe running through the bedroom floor/ceiling speaks for itself. We can't imagine the thought process there.

These before-and-after photos truly can not encapsulate the number of
obstacles we encountered! Uncovering all of the shoddy and dangerous work was time consuming, but the most important step prior to finishing this project.
